Job Description

Kleiber Construction is a custom, luxury builder located in Sheboygan County specializing in residential projects. We pride ourselves on delivering high-quality craftsmanship and excellent client service.

We are seeking a motivated individual to join our team as a Project Manager. The Project Manager is responsible for providing excellent customer service and producing efficient and effective results in four primary areas:

  1. Provide precise cost estimations for projects.
  2. Successfully securing contracts for Kleiber's services.
  3. Coordinating and managing the job site.
  4. Manage customer expectations and deliver excellent results.

Responsibilities

  • Make contact with new leads within one business day of initial contact to identify project desires and expected timing. 
  • Conduct sales meetings with new and existing clients to educate them on Kleiber’s unique custom building capabilities and how to enhance their project. 
  • Accurately create proposals for clients by utilizing Kleiber Construction systems and network of relationships to obtain quotes from sub-contractors. 
  • Understand project requirements and ensure high quality service delivery to clients. 
  • Prepare all pre-construction requirements such as permits, diggers hotline, temporary utility applications, etc.
  • Prepare project schedule utilizing Gantter and communicate deadlines to site staff and sub-contractors. 
  • Mentor site foreman through project scope and ensure a detailed and accurate handoff once project begins. 
  • Assist team of Project Managers in scheduling field crews to meet client deadlines and exceed client expectations. 
  • Maintain relationships with area sub-contractors. 
  • Review and approve all client invoices prepared by office staff in a timely manner. 
  • Conduct reviews of Foremen and Carpenters twice a year. Utilize these check-ins to set goals for colleagues and understand improvement opportunities. 
  • Understand vendor lead times and order materials in a timely manner to guarantee projects adhere to the timeline promised to clients. 
  • Coordinate pre-construction meetings and conduct project site visits on a regular basis. 
  • Create and provide Change Orders to clients and ensure client understands budget and schedule implications of requested changes. 
  • Collaborate with office staff to secure signatures on construction contracts and all change orders.
  • Hold Foreman and sub-contractors accountable so projects are efficient while collaboratively working through production problems, delays or other project issues.
  • Track data on project progress and accuracy to confirm it corresponds to proposal.
  • Maintain constant communication with clients, sharing pictures and progress reports as well as updates on the schedule; follow up on meetings in a timely manner.
  • Ensure all projects are completed on time and within budget. 
  • Attend punch list walk-through at the completion of each project and work with office staff to organize warranty information and manuals for the customer.
  • Ask questions, challenge the status quo, and be ready to improve our delivery of excellence every day
  • Expected hours of work each week: average 45 to 48 hours

Requirements

  • Proficient typing skills - 30 WPM or more
  • 5+ years of carpentry experience on project sites
  • 5+ years of foreman or leadership experience
  • OSHA training preferred 
  • Ability to manage multiple projects simultaneously
  • Knowledge of permitting processes
  • Team player with proven track record of excellent leadership
  • Outstanding communication and negotiation skills
  • Excellent organizational and time management skills
  • Well-versed in all construction methodologies and procedures
  • Ability to learn Kleiber Construction systems on Google Drive
